Is it really free for renters? What’s the catch?
There is no catch. When a rental listed on the MLS® leases, the landlord’s brokerage customarily pays the fee of the agent who brought the tenant. You get full professional representation and pay nothing. We confirm this in writing before we begin.
If the landlord pays you, whose side are you on?
Yours — legally. As your representative we owe our duties to you, the tenant, regardless of how the fee flows. We negotiate for your interests, review every document for your protection, and tell you when to walk away.
What deposits can a landlord legally ask for in Ontario?
A rent deposit of up to one month’s rent (applied to your last month) and a refundable key deposit at actual cost. Damage or “security” deposits are not permitted under Ontario’s Residential Tenancies Act. If someone asks for one, that’s a red flag — talk to us first.
I’m a newcomer / student / self-employed with thin credit. Can you still help?
Yes — this is where we’re strongest. There are legitimate, proven ways to build a compelling application without a long Canadian credit history, and we know which landlords and buildings are flexible. Screening services like SingleKey are widely used by landlords; we make sure your file tells the strongest story.
Do I have to sign anything to work with you?
Ontario requires licensed agents to be clear about who they represent. We’ll explain representation in plain English at the start — you’ll always know exactly what you’re signing and why, and there’s never a fee to you as our tenant client.
What areas do you cover?
Toronto and the surrounding GTA — downtown condos, midtown apartments, North York, Etobicoke, Scarborough, and the 905. If you’re relocating from another city or country, we can run the entire search remotely with video showings.
